Marlborough Court comprises 66 spacious and well-designed apartments arranged over four floors. The Court enjoys an excellent location situated close to the centre of Eastbourne and only a short distance from the sea front with its Victorian pier and promenade. 

Set in landscaped grounds with parking space provided for apartment owners and their visitors, the Court also offers a very comfortable and welcoming reception area, hobbies room, owners’ lounge and dining room where a three course lunch is available at cost every day. 

The nearby town centre offers excellent shopping, theatre, leisure and healthcare facilities and public transport hubs. A railway station is within easy walking distance.


All Courts have staff who can help should you ever need to put together a care plan. They know the local specialists well so can also help you to identify the most suitable and appropriately qualified people to care for you. You will need to pay for the services of your carers. Many courts are Care Quality Commission certified and a small number employ care staff.

At every court a team of Duty Managers ensures that someone is on duty on site 24 hours a day. If ever you need to pull the emergency call cord you'll always speak to someone in the building whom you know, who understands your needs, and can be with you in moments.

Marlborough Court has its own communal restaurant/dining room that provides a substantial meal every day, usually at lunchtime. Meals are not included in the service charge but are available at cost to all Owners. Meals will be taken on a tray to anyone who has requested one and is too unwell to leave their apartment. Guests are always welcome and any special dietary requirements are catered for. Evening meals and themed dinners are regularly held at the Court and light suppers can be arranged if requested.

Some Owners like to participate in the social side of life at our courts more than others, but all like to know that it is there and enjoy daily contact with staff and fellow owners, if only in passing. Activities vary greatly from one court to another, so please ask about what goes on at the court which interests you.

Marlborough Court has a communal lounge that is the hub of many of its social activities. Morning coffee and afternoon tea are served on a daily basis together with weekly events from whist to keep fit sessions. The Court Manager will be able to provide a copy of the monthly social programme. The Court also features a Hobbies Room where Owners can take part in a number of activities including board games, card games, art and craft. The hobbies room is also used for meetings of either the Court management company or local clubs and societies of which Owners are members.

The design of Marlborough Court combines style with ease of use and mobility, all floors are accessible by stairs or lift so that even those who need to use a wheelchair can live independently in any part of the building. Conveniently placed electrical sockets reduce the need to bend or overstretch and an emergency call system is installed with pull cords in every room of the development. In addition to the private apartments, there are a number of communal areas in the Court available for use by all Owners.

The lease states that Owners may keep ‘domestic animals’, pets, providing they are not a nuisance. They must not be taken into communal areas and Dogs must be kept on a lead. Owners must take full responsibility for the care and exercise of their pets, and dogs and cats must not foul the Court gardens or walkways. Any fouling must be cleaned up. All visitors must exercise their pets off-site and observe the rules above.
